Let's start with the good news. Chester County remains one of the most sought-after places to live in the entire Philadelphia region — and the data backs that up in a big way.
Right now in Chester County:
- The median sold price has hit $560,000, up 4.2% from a year ago
- Homes are going under contract in as little as 6 days on average
- There's only 1.7 months of housing supply — well below the 5–6 months considered a "balanced" market
Montgomery County is telling a similar story, with a median sold price of $475,050 and homes also flying off the market in just 6 days.
The bottom line? Buyers are out there, they're motivated, and there simply aren't enough homes to meet the demand.
But Here's the Thing: Strategy Still Matters
Even in a seller's market, how you approach your listing makes a real difference in the outcome. Homes that are well-prepared, well-priced, and well-marketed are the ones attracting multiple offers and strong final sale prices. Homes that aren't? They're sitting longer and leaving money on the table.

You only get one shot at a first impression — and in today's market, that impression happens online before a buyer ever steps through your front door. A Delaware County starter home and a Chester County estate property can behave completely differently, even in the same week.
