According to Realtor.com, the national median asking price was $430,000 in June—nearly $11,000 lower than it was one year earlier. This marked the eighth consecutive month in which the typical asking price fell below the previous year’s level.
It is important to understand that this data reflects asking prices, not final sale prices. It does not necessarily mean home values are declining or that the housing market is headed for a crash. Instead, it suggests that more sellers are paying attention to current conditions and pricing their homes realistically from the beginning.
Homes that are priced appropriately are more likely to attract serious buyers, while overpriced properties may sit on the market longer and eventually require a price adjustment. For buyers, this can create opportunities to consider homes that may have previously felt out of reach.
Buyers Have More Homes To Choose From
Inventory is also improving. The number of homes listed for sale nationwide in June reached its highest level for that month in three years.
Although inventory has not returned to pre-pandemic levels in every area, buyers generally have more choices than they did during the extremely competitive markets of recent years. Instead of feeling pressured to pursue the first acceptable home that becomes available, buyers may have a better chance of finding one that truly fits their needs.
More inventory can also mean less competition for each individual property. Depending on the home, its location, and how long it has been listed, buyers may have more room to negotiate on price, settlement timing, inspections, or other terms.
What Does This Mean for Buyers in Chester & Delaware County?
Real estate conditions can vary significantly from one community—and even one price range—to another. Desirable homes that are priced correctly can still sell quickly and receive multiple offers, particularly in sought-after areas throughout Chester County, Delaware County, and the Main Line.
However, not every property is moving at the same pace. Some homes are staying on the market longer, and buyers may encounter sellers who are more open to negotiation than they would have been a year or two ago.
That does not mean buyers should wait for the perfect deal or assume every listing will come with a major price reduction. It means having a thoughtful strategy is becoming increasingly important. Understanding recent comparable sales, the level of competition surrounding a property, and the seller’s position can help you determine how aggressively—or cautiously—to approach an offer.
First-Time Buyers May See More Opportunity
These changes may be especially encouraging for first-time buyers. Recent national data shows increased listing activity and some price softness within lower price ranges.
Affordability remains a concern, particularly when mortgage rates and monthly payments are taken into account. Still, a larger selection of homes and less intense competition could make it easier for some buyers to enter the market without facing the same level of pressure experienced in previous years.
